A glittering retail world under a spectacular glass dome provides a new attraction in Stuttgart. The "Königsbau" building was designed by the award-winning practice of Berlin Architects Hascher, Jehle and Associates. Their modern but timeless elegance design emphasises the classical charm of the Königsbau. Every day thousands of visitors stream through the impressive main entrance of the Königsbau, a listed 19th century building, into the bustling shopping world beyond. For Stuttgart's Königsbau Arcades, with their 45,000 m² of shops, offices and restaurants, is one of the largest shopping centres in the Stuttgart region. A retail experience of a very special kind awaits them inside. Shoppers and passer-by can stroll through what looks like a gigantic conservatory, just as if they were out of doors. The transparent glass roof reveals the sky but sophisticated technology provides shelter from the direct influence of the elements. 2,400 m² of Shadoglass glass louvres have been arranged in five rows, each 24 metres long, providing a transparent, rain-proof external skin. The rooflight has been designed to adroitly meet with the aesthetic and functional demands of the building, and, in the event of a fire, acts as a smoke and heat exhaust system. Know-how which has been gained over decades and an international fund of experience in the field of automatically controlled moveable louvre systems gave Colt International its chance to design, manufacture, install and maintain this system, one of the world's largest integrated roof and facade glass louvre systems. The objectives of the investors, the project managers Seleno and the Architects Hascher & Jehle/Garbe Bautechnik, were defined at a very early stage of the project. The envelope of this gigantic shopping mall was to be a glazed, highly transparent openable glazed roof which guaranteed the required degree of protection from inclement weather and therefore of providing both shoppers and office-workers with agreeable working and shopping conditions at all times of the day and in all seasons of the year. In order to create a solution that was tailor-made to fit the specifics of the Königsbau Arcades, Colt brought together an inter-disciplinary team of experts. Prototypes were built and tested in the company's own Development Centre under conditions that came as close to reality as possible. The louvre systems they were tested for longevity, integrity and water-tightness under all manner of wind and weather conditions. The arch which forms the roof and facade is covered by about 2,400 m² of glass louvres, with approximately 1,000 m² of these in the lower section being arranged as fixed internal louvres. The upper part , extending over about 1,400 m² and which had to be completely weather resistant, has been designed as a system of moveable glass louvres which provide fresh air ventilation.By the very nature of things, such a huge conservatory is inevitably accompanied by the green-house effect - the problem of overheating in summer. The team of experts decided on an innovative surface coating technique to overcome this problem. The glass louvres, all of which are made of laminated safety glass, consist of green glass on one side and on the other of a highly selective and reflective Antelio silver coating. This reduces the solar heat load by more than two thirds with almost no reduction in transparency or loss of visibility of the outside world. An intelligent control mechanism, provided by Colt, operates a large number of louvres from a single drive unit. The five rows of panels, each 24 metres long, move almost silently to adjust automatically to the prevalent weather conditions. The glass louvres act as automatic regulators to achieve maximum comfort in the extensive interior of the Königsbau Arcades which house approximately 25,000 m² of commercial, restaurant and service space on five floors, not to mention about 18,000 m² of office space on a further five floors. Colt was able to realise the client's requirements in several respects. It provided energy-saving devices that assure safety and security within a modern design. Using off-site fabrication techniques, these were installed within a tight time-frame.Client: Seleno GmbH Architect: Hascher Jehle Main Contractor: BAM Deutschland AG, Stuttgart Developer: Garbe Development GmbH
